Thank you for choosing to book your holiday with Cairns Coast Holidays. Please take the time to read these Terms and Conditions carefully, as they outline the important information regarding your booking, payments, cancellations, and responsibilities during your stay.

General Conditions
Cairns Coast Holidays acts as an agent for various property owners and does not accept personal liability when acting in this capacity. Properties are let for holiday purposes only for the period stated on your booking confirmation and may be subject to change by the property owner prior to commencement.
All advance deposits are accepted on behalf of the property owner; however, we are not responsible for decisions, actions, or arrangements made by property owners or other bodies outside our control.
We reserve the right to cancel any booking should circumstances arise that, in our opinion, render the booking impractical. In such cases, we will notify you as soon as possible and attempt to arrange alternative accommodation or dates. If this is not possible, deposit monies will be refunded. No further claims shall be made by either party.
Check-In and Check-Out
Check-in time is from 2:00 pm on the day of arrival. Check-out time is strictly 10:00 am on the day of departure. Late departures may incur an additional charge.
Property Care and Responsibilities
All damage, breakages, or losses to the property and its contents must be reported and paid for immediately. Cairns Coast Holidays has no ownership interest in properties managed for short-term rentals and makes no guarantee they will be free of defects or exactly as described.
While owners and Cairns Coast Holidays strive to maintain all appliances and utilities, occasional failures may occur. Reasonable efforts will be made to remedy issues, subject to availability of tradespeople and parts.
Use of Property
All furnishings and equipment must remain in the premises as originally found.
All properties are strictly NO SMOKING.
Functions and parties are not permitted. Tenancy may be terminated immediately if nuisance is caused to neighbours or if a function/party is held.
Unless otherwise stated, all premises are fully self-contained with linen, towels, and kitchen essentials provided.
Occupancy Limits
The maximum number of guests permitted is as stated on your booking. Additional guests beyond this number will incur charges of $500 per day, applied to the security deposit.
Access for Maintenance
Guests must allow access to authorised staff or tradespeople for necessary repairs or services. Wherever possible, notice will be provided, and access will occur between 9:00 am and 5:00 pm.
Payments
A deposit of 25% of the total booking cost must be received within 3 working days to confirm the reservation. Failure to pay may result in cancellation without notice.
Final payment of the remaining 75% balance is due 30 days prior to arrival. If the booking is made within 30 days of arrival, full payment is required immediately.
Payments must be made in full by the person in whose name the booking is made.
Cancellations
Holiday Houses
Cancellations made 31+ days prior to check-in will receive a full refund of the accommodation amount (excluding credit card and booking fees).
Holiday Apartments
Cancellations made 15+ days prior to check-in will receive a full refund of the accommodation amount (excluding credit card and booking fees).
Failure to make final payment on time will result in cancellation of the booking and applicable cancellation fees.
Amendments
A $50 amendment fee applies for booking changes. Amendments are permitted only when at least one date of the booking remains the same. Changing to a different property is treated as a cancellation unless the property can be re-let for the same duration.
Weather Conditions
No responsibility is accepted for weather conditions. Bookings cannot be cancelled due to weather outside of the cancellation policy.
Liability
Cairns Coast Holidays accepts no responsibility for:
Death, injury, or accidents.
Damage to personal property (including baggage).
Any act, omission, or circumstance beyond our control.
All information, including prices and services, is subject to change without notice until a deposit is received.
Insurance
Guests are strongly encouraged to obtain travel insurance to protect against loss of belongings, liability, or unforeseen cancellations.
